The listing data on MyFloridaHomesite.com is automatically updated directly from the originating local Multiple Listing Service (MLS).  There are 4 associations and MLS’s here in SE Florida (Broward, Miami-Dade, and Palm Beach counties) that supply all the listing data, and the individual boards and MLS’s determine how often we can update their listing data.  We update the data on this website on the following schedules…

Greater Ft. Lauderdale MLS – Every 10 minutes*

Palm Beaches MLS – Every 10 minutes*

Miami MLS – Every hour*

South Broward MLS – Every day*

What is MyFloridaHomesite?

I am a local licensed Realtor and I have created, and maintain, MyFloridaHomesite.com with the most accurate and real time local listing information possible.  I believe that operating this local website will provide more accurate local information and add much more value to our local real estate market than any of the national real estate portal websites.  I work diligently to keep all the data current, and the technology up to date and compatible with all devices.  If you encounter any issues using this website, please contact us.

 

What are National Real Estate Portals?

The largest national real estate portals (Zillow, Trulia, Realtor.com, Homes.com) are purely advertising websites and are not licensed real estate brokers, agents, or companies.  Even Realtor.com is not owned or operated by the National Association of Realtors even though it has the appearance that it’s run by Realtors.

These national advertising portals typically have no local personnel and no detailed knowledge of our current local market conditions and trends.  The national portals use purchased listing data (they typically aren’t licensed or members of the MLS) which contains limited information compared to a licensed local members’ access to all the current data on all properties.  This limited local information is also why the advertising portals property valuations can be very inaccurate.

 

How do the Advertising Portals Make Money?

These national advertising portals spend hundreds of millions of dollars on advertising to attract your attention, and they are immensely popular websites.  But if they aren’t real estate companies, how do they make money from real estate listings?  Their primary function, and main revenue source, is selling advertising to real estate related companies (Realtors, mortgage companies, etc).  The only reason that real estate companies advertise on these portals is to get “leads” (your personal information).

The truth is that the national advertising portals aren’t concerned about anyone actually buying or selling a house, they just use the listings as bait so that you will submit your personal information to contact the “featured” Realtors on their website.  At that point you become a lead, and that’s what the advertising portals are really all about, selling leads.  To simplify it, selling access to your personal information is how they make money.

 

Why Are There More Listings on the National Portals?

There really aren’t.  You will likely see inaccurate and/or outdated listings (already pending, backup, contingent, or sold status) on the national portals because their goal is to display the greatest number of listings possible, regardless of the accuracy of the listings.  More listings = more spaces to sell advertising = more revenue for the portals.

 

Do You Advertise on the Portals?

I think the concept of the national real estate advertising portal is misleading to the consumer, so I have chosen to create and maintain this local website with accurate local information.  I do not pay to advertise with any of the advertising portals and do not buy their leads (your personal info).  I do not sell or share any information submitted on this website, and I don’t allow any 3rd party advertising on this website, please see our privacy statement.

 

Are Real Estate Websites Secure?

Most are not, typically any personal information you submit can be monitored or intercepted by a third party.  All pages on this website are secured with HTTPS protocol, and depending on your browser, you should see the HTTPS URL in the address bar, and a padlock that confirms the secure connection.  That means you can browse this website securely, even on a public wifi connection, and any information you submit is encrypted and private.  If you have any questions regarding the privacy or security of this website, please contact us.
